What is important to know about a 55+ community?

o  Sandstone complies with the Fair Housing Amendments Act as a 55+ community.

o   At all times homes in Sandstone will be occupied by at least one person age 55 or older.  In the event of death of that person, a Qualified Occupant may continue to occupy the home if that person is at least 19-years old.

o  Persons under the age of 19 may visit the home, but that visit cannot extend beyond four weeks.

o  Other important facts can be found in the Declaration of Covenants, Conditions and Restrictions.

What are the major components of Sandstone’s Home Owner’s Association (HOA)?

o  All lot owners are members of the Sandstone HOA and will have one vote per lot owned.

o  The HOA is governed by the developer of Sandstone until such time there is adequate membership (lot owners) to govern the HOA.

What are the anticipated HOA dues? 

o  HOA dues will be determined soon.  We estimate monthly dues will consist of:

§  Base dues                                                    $110.00

§  Common road maintenance                    $  30.00          

§  SJCC Membership                                     $ 110.00

Explain the San Juan Country Club membership requirement.

o  All owners of residential building lots in Sandstone will be required to have a San Juan Country Club membership.  General (minimum) membership assessed in HOA dues does not include golf course access but residents can upgrade to a “Full” membership.  Details can be obtained from SJCC offices.  All memberships must be approved by SJCC Board of Directors. 

§  Memberships are assigned to each lot.  If you sell your lot, the membership transfers to the buyer, subject to approval of SJCC and a transfer fee.

 

Does the HOA have an Architectural Review Committee (ARC)?

o  Yes. The ARC will be a subcommittee of the HOA and be governed by the HOA.  The ARC will approve all plans submitted by lot owners for their planned improvements including but not limited to the residence, fencing, and landscaping.

 

What are requirements related to building, the residence itself, and other important points?

o  Homes must have a minimum of 1800 square feet of heated, finished living area (does not include garages, porches and patios), be one-story, and meet ADA guidelines.

o  It is required that all residences have a two-car garage and a golf-cart garage.

o  Construction of residences must commence within 180 days (6 months) of closing on the purchase of the lot.  Once construction has started, the residence is to be completed within 270 days (9 months).

o  Household pets are allowed-refer to the Declaration of Covenants, Conditions and Restrictions.
